Viewings
We always accompany prospective tenants to make sure they are fully aware of the benefits of your property, to deal with any questions they may have, to respect the privacy of any existing tenants and also so we can assess their suitability for the property.

Referencing
All prospective tenants are thoroughly referenced by MARAS a specialist referencing agency. This involves processing up to 25 verification checks to make sure that employment, credit and previous tenancies are all up to the highest standards.

Rental Guarantees

Documentation and Legal Guidance All our contracts are provided by and regularly updated by the Letting Centre who specialise in providing documentation and guidance to property professionals. We also retain the services of a legal helpline for specific legal guidance in any non standard situations to ensure our clients interests are always protected.

Inventories
We always advise that there should be a comprehensive record of the content and condition of your property. This is even more important now all deposits may be subject to arbitration in the event of any dispute. We now use third party inventory specialists so that there is an independent record available.

Rent Collection
Vizard Russell uses CFP Software which is designed specifically for property mangers to run the complicated process of tracking monthly payments from tenants and to landlords in an efficient and timely manner. Every day reports are generated identifying payments received and due and most importantly any that are late. This means we can quickly contact tenants by text, phone and letter to sort out any problems quickly and effectively. Payments can be made directly in to your account by credit transfer so that you receive your rents as quickly as possible.

Trades
We are happy to deal with your preferred tradesmen as instructed. At Vizard Russell we have built up a team of experienced and qualified support trades who can be relied upon to do a good job at a fair price.

Inspections & Checkouts
You need to know that your property is being properly cared for. We will make regular visits to your property to inspect its condition and to make sure the tenancy is being conducted in an appropriate manner. When tenants leave we carry out a thorough check to ensure that they have left everything in a similar state to when they moved in and that it is clean and tidy, and ready for the new tenants to move in.
